We got started looking for a home a year before we ultimately closed, and Heather helped us figure out our needs/interests, narrow down our options, and ultimately commit to a new construction condo. Then, as we went through dealing with the builder, construction delays, inspections, mortgage application, etc., Heather provided us with excellent guidance and always had our back. We were first time buyers and had a lot to learn about all of the moving parts. It was always clear that Heather cared first and foremost about us, and it was so reassuring to know that she was watching out for us throughout the entire buying process. I would highly recommend Heather to anyone looking to buy in NoVa.
We worked with Heather previously, before finally buying a home when searching for a condominium. Heather listened to our input then and we knew we could trust her recommendations. Our home buying experience was no different - she provided local market expertise navigating our family through the first time home buying process and strategically negotiated our position with the seller, culminating in what was a value added transaction for everyone involved. The real estate industry needs more advocates like Heather. We could not be more satisfied with her work and involvement in the end to end buying process. She was always prompt in answering our questions. We confidently recommend Heather to friends and acquaintances seeking such professionalism!
She took the time to listen to what we wanted in a home, and was very patient when touring houses. We were in a rush, and her organization helped us to narrow down our choices quickly. Her responsiveness was vital for us getting this home, as our contract was in within hours of seeing the property. Even after we closed on our house, she remained involved in finalizing HOA procedures and communicating with the selling agent. Her professionalism and genuineness made her extremely easy to work with! Thanks Heather!
We appreciated her extensive knowledge and her resourcefulness. She was amazing and very helpful. She was available for phone calls and emails, she was always willing to provide us with an additional information and extensive explanation. She follows up thoroughly; she was on top of things. We didn't worry about missing a deadline by having her as our realtor. Our expectations were exceeded as she managed to organize and recommend other companies and services that would be beneficial in our real estate transaction. She recommended to us a great home inspection company as well. She followed up with our settlement company, and with our lender proactively. We were blessed having Heather as our real estate agent. We love our new home. Thank you, dear Heather!
She is a great listener who will determine what you want most out of your experience with her, and will offer her professional opinion in a way that is helpful, and never pushy. We wanted to get our house on the market quickly due to a cross-country move. We had little time to prepare our home for market and were a little concerned about the summer slow-down. Heather reassured us with her understanding of the local real estate market, what buyers want, and her willingness to work within our limited, and initially, confusing timeline. Heather did the research, provided us with different perspectives on what might work for the market, but of course, ultimately left it up to us to make a choice we were comfortable with. Heather did a thorough job in marketing our home, from coming soon announcements to open house, and had great pictures and videos taken. Heather also kept in close contact with us, letting us know immediately any changes in status, as well as handling the process digitally when possible, which was beneficial since we were still living in a hotel at the time. She worked well with us, negotiated strongly for us, and handled various issues that arose quickly. Despite being across the country, her handling of things made it feel like she was down the street. Our home was under contract in about a week and went to closing in less than 30 days after contract. Heather Raph is very personable, dedicated, and knowledgeable and has a strong work ethic. I would recommend her without hesitation, and would love to work with her again if we are buying or selling a home.
But Mrs. Heather made us feel really comfortable with the entire process. Everything we were looking for in a house she did her best in helping us find it which lead us to our current home that we are extremely happy with. She took really good care of us like we were family and made sure that any new information she received on houses that fit our criteria we received. I would highly recommend Mrs. Heather for anyone looking to buy a home whether you are a first time buyer or not.
She promptly answered all our questions along the way, and had many good resources and references for all of our needs (for example, she helped us identify local utilities and gave us a great recommendation for an inspector). We were involved in a contentious negotiation for a home, and she helped us make the right decision for us, which involved walking away and starting over with a new search. She went right back to work finding more homes and we ended up finding our perfect home, that we liked far better than the one before. We bought a high-value home, and I would recommend Heather for buyers looking for homes in any location or price range in Northern Virginia. I had complete faith and trust in Heather every step of the way.
I would say that she was excellent in all facets of her craft, but most importantly she was unbelievably responsive. Looking back, I think she responded the same day every time I reached out. I often heard back within minutes of contacting her. In an area where real estate sells quickly, that time was valuable. I would recommend Heather to anyone without reservation. Her responsiveness, knowledge of the area, and ability to predict potential areas of concern make Heather Raph the agent to have in your corner.
She was simply great with us from start to finish. She sold our house in the Northern Virginia while leading us through negotiations. She ran multiple open houses and always was there on time and keeping us informed. And, she represented us when we bought our new Condo in Loudon County. Our new house search was tough in a lean market, and honestly we were not in a hurry. But she traveled all over 4 counties with us on our buying search including a few gravel roads in Winchester, where I had to take my Grand Cherokee. When we went out of state in Maryland, she made sure we had a professional representative to take care of us there. We closed our old house in e few short weeks and closed on our new house one week later. The first closing date was at the buyers request to allow them time to PCS in. Heather is from a military family and knows what active duty and retirees like us need. She has a team of people she trusts to support her, and us. It includes has a strong real-estate team, and also KEY connections like: firms for closing, out and in, getting tough questions answered on issues like well inspections, scheduling house inspection professionals, steering us to shredding and hazardous household waste disposal, getting us radon remediation at the last minute, and emergency washer dryer removal during closing. All of which happened to us. In short, she is agile, and professional from start to finish. We will be using her again on our second purchase coming up in a few months. So whether you are a military family or not, Heather Raph is strongly recommended by this family. She's a competent, trustworthy, and fun person.
As a buyers agent she listened carefully to our desired criteria for a home and using her knowledge of the area quickly zeroed in on what we wanted. She was a stellar negotiator and patiently navigated us through our home buying process-answering all our questions along the way. Years later we contacted Heather to sell our home after finding out we were moving. Again she put our mind at ease during a chaotic time in our lives. Heather's expertise and attention to detail helped us during a successful transition in our lives. We followed her advice on what needed to be done before listing and she was able to sell our house in record time - and for above asking. Would not hesitate to recommend Heather Raph!!
Coming in from out of town, she set three full days of showings for us over a weekend, and conducted numerous video showings when we weren’t able to be in town. Showings were sequenced for efficiency, with requisite materials prepped for each showing. Heather was willing to keep at any pace that we wanted and was unhesitating in traveling to meet us. She was particularly keen on the VA loan process and implications. We submitted offers on two homes prior to the one we settled on. Finally, her trove of reliable local contacts allowed us a starting point for shopping related services necessary throughout the process. An easy recommendation for us.
